My tenant wants to break our tenancy agreement of 2 years starting from 25/07/2013. She sent me a notice on the 30/01/2015 and she said she will not continue to pay any more rent outstanding. I only hold 2 months of her deposit. What are my options here.

Documented leakage in dwelling in Aug, Nov & Dec 2014. Landlord failed to implement a solution until 24 Dec 2014. Purely coincidental that rainfall declined during Sept/Oct 2014. Am I able to claim back rent paid from Aug to Dec 2014?

The landlord terminate the tenancy without any written consent. As the agreement mentioned \"the landlord shall be at liberty by giving two months notice in writing".
Is it possible to claim back the rental and deposit from the landlord?
